Dreaming of your perfect home?

Whether you’re buying for the first time or looking to move, Halcyon can guide you through the entire process. Your mortgage will be tailored to fit your unique needs, and we’ll work together every step of the way – from your application, to the final offer, completion and picking up those keys.

Moving home

The idea of moving home can feel overwhelming, and Halcyon get it—it’s a big task with endless paperwork and stress!

If you’re considering moving but aren’t sure about your budget, the costs involved, or what mortgage options are available, we’re here to help. We can quickly arrange an AIP or DIP (Agreement or Decision in Principle) so you can begin the home-buying process with confidence and take the first step toward securing your dream property

Remortgage

Whether you want to secure a better interest rate, release cash for things like home improvements, a new car, or even a deposit for a new property there are many reasons why homeowners choose to remortgage.

If your fixed-rate deal is coming to an end, now is a great time to consider remortgaging. Halcyon can do all the legwork helping you find the best deal from a wide range of options.

It’s a good idea to get in touch with us about six months before your current deal expires, giving us time to work together and find the perfect mortgage package for your needs.

You may have to pay an early repayment charge to your existing lender if you remortgage.

First time buyers

Buying your first home can be a daunting process. Along with the excitement of home ownership, comes an unfamiliar process.

You might have questions like:

  • Who is it best to borrow money from?
  • Can I even get a mortgage if I’m self-employed?
  • How much can I borrow?
  • Where do I even begin?

You might also be wondering if there’s much difference between going to your bank or using a broker…

While your bank may offer mortgage advice, they are limited to a small selection of in-house products.

On the other hand, a mortgage broker has access to lots of options,  from a wide range of lenders, which means you’re much more likely to find the best deal for your situation.

At Halcyon Mortgages, we take the time to understand your unique needs and goals, helping you secure the right mortgage for you. We can support you through every step of the process, helping you to understand all the key points along the way. With our expert knowledge, tools, and advice, we’ll help to get you onto the property ladder in the best way possible.

Product transfers

If you’re looking for a great alternative to remortgaging, a product transfer could be ideal depending on your situation.

Many people choose a product transfer because it’s usually quicker and simpler than remortgaging—there’s typically no need for a full property valuation, no legal fees and far less paperwork. It involves switching to a new mortgage deal with your current lender and it’s a straightforward option for those looking to make a change without the hassle.

Self-employed

While being self-employed can feel like a challenge when it comes to securing a mortgage, it’s actually very possible. The process isn’t too different from getting a mortgage if you were employed – you just need to provide a bit more information about your income.

You can secure a mortgage with just one year’s worth of accounts, but the longer you’ve been self-employed, the stronger your application will be. Typically, you’ll need to provide things like your SA302s for the past two or three years, your accounts, or a year’s worth of accounts plus a projection, along with evidence of any contracts you’ve worked on in the past year (and any ongoing contracts if you’re a contractor).

We understand the complexities of being self-employed and we’re here to help make the process as smooth as possible.

Adverse credit mortgages

Worried about your credit history?

Whether you’re an existing homeowner looking to move, a first-time buyer or remortgaging, poor credit can make finding a mortgage more challenging.

But don’t worry—we’re here to help. We’ll explore thousands of mortgage products across the market to find the best deal for your unique situation. With our connections to lenders who are more flexible with those who have poor credit, our experts will support you every step of the way.

Buy to let

An increasing number of people are choosing to invest in rental properties, attracted by the extra income and long-term benefits of property investment.

Halcyon can guide you through the entire process, from start to finish. Whether you’re a first-time buyer looking to enter the buy-to-let market or someone looking to expand your property portfolio, we can give you the advice you need.

Not all Buy to Let mortgages are regulated by the Financial Conduct Authority.

Right to buy

The Right to Buy is a government scheme that gives council house tenants in England the opportunity to purchase their home.

In some cases, this can be at a substantial discount and many lenders allow the discount to be used as part of the deposit, meaning you might not need to put down any money upfront. If you think you may qualify for this scheme, get in touch. We’ll help you explore the best options available.

Additional borrowing on your existing home

You could borrow against your home. Whether it’s for home improvements, debt consolidation or other big expenses, additional borrowing lets you unlock the equity in your property to cover costs.
